Lease Packages

Once the applicant is approved, we process a thorough lease package to protect.  This package includes but is not limited to the following:

  • Brokerage Notice to Tenant – stating we represent YOU, the landlord!
  • Standard Virginia Residential Lease Agreement
  • All applicable lease addendum: Lead Based Paint, Pet Addendum, etc.
  • Bradley Real Estate Lease Addendum
  • VRLTA
  • Bradley Real Estate Tenant Handbook with Move-In Reminders

Once the lease is signed, we collect the first month’s rent and security deposit. These funds are deposited into a non-interest-bearing account and disbursed to the Owners per the terms in the lease. We do a thorough move-in inspection with  extensive photos of interior and exterior and ensure the home is Tenant ready!  Confirming all smoke detectors are operable, lighting, HVAC filters and home is clean.

Lease Renewals

  • Market Analysis to determine if rent increase is applicable.
  • Confirming landlord wishes to renew current lease.
  • Provide tenant notice of renewal terms as per the lease.
  • Inspection of the property before renewal agreement is signed. 
  • Preparing renewal documents.
